DVC Resale Closing Steps After Disney Approval

Disney Vacation Club Resort

Everything You Need to Know to Prepare for a Fast & Smooth Closing

Once Disney waives its Right of First Refusal (ROFR), your DVC resale contract officially enters the final stretch of the process. This article outlines the key DVC resale closing steps after Disney approval to help both buyers and sellers know what to expect and how to prepare.

What Happens After Disney Waives ROFR?

When Disney approves a DVC resale contract by waiving ROFR, usually within 20 to 30 days after submission, the closing phase officially begins. Most resale brokers anticipate another 20 days to finalize the sale after Disney’s approval. However, many title companies delay their prep work until they receive ROFR confirmation. This conservative approach protects their time in case Disney exercises their right and buys the contract.

How DVC Title & Escrow Speeds Things Up

That’s where our trusted title partner, DVC Title & Escrow, makes a significant difference. They begin processing your file the moment your contract is signed, not after Disney gives the green light. This proactive approach can reduce your total timeline by days or even weeks. By the time Disney officially waives ROFR, most closing documents have already been electronically signed by both parties. The only remaining task is for the seller to notarize and return the deed.

Final Steps to Close Your DVC Resale

Here’s what happens after Disney approves the contract:

  • Buyer Sends the Remaining Balance: The buyer sends the remaining purchase amount via wire transfer or certified check to the title company. This step is crucial to ensure that the funds are available for disbursement once the deed is recorded.
  • Seller Signs & Returns the Deed: The seller notarizes the deed and returns it to the title company promptly. Notarization is essential to verify the authenticity of the seller's signature and ensure legal compliance.
  • Deed Is Officially Recorded: The title company files the deed with the appropriate county clerk's office to make the ownership official. This step legally transfers the property rights from the seller to the buyer.
  • Funds Are Disbursed: Once the recording is confirmed, the seller receives the proceeds either by wire transfer or overnight check. This ensures that the seller is compensated promptly for the sale.
  • Membership Activation: The buyer’s new Disney Vacation Club membership is submitted for activation with Disney Vacation Club. This final step allows the buyer to start enjoying their DVC membership benefits.

Adjusting Timelines to Fit Your Schedule

If you’re navigating around upcoming vacations, tax filing deadlines, or banking windows, our team can help you plan accordingly. Just communicate your needs, and we’ll do our best to keep things moving smoothly. For real-time updates and full transparency, your DVC Sales dashboard shows every step from offer to closing and activation.

Understanding the Importance of Timely Communication

Effective communication between all parties involved is crucial for a smooth closing process. Buyers and sellers should respond promptly to requests from the title company and each other to avoid unnecessary delays. Keeping open lines of communication ensures that any issues are addressed quickly and efficiently.

Practical Tips for a Smooth Closing

  • Prepare Financially: Ensure that funds for the purchase are readily available and that you understand the payment process. This preparation helps prevent any last-minute financial hurdles.
  • Stay Organized: Keep all documents related to the sale, such as the contract, correspondence, and financial records, organized and easily accessible. This organization aids in quick reference and resolution of any queries.
  • Plan for Notarization: Arrange for notarization of the deed in advance to avoid delays. Knowing where and how you will get the deed notarized can save valuable time.

By understanding these steps and preparing accordingly, both buyers and sellers can ensure a seamless transition into DVC ownership. Whether you're buying or selling, being informed and proactive is key to a successful DVC resale experience.

Mitzi and I couldn't have had a more positive experience as the one which we had, in selling some of our DVC points through DVC Sales with Mark and Lori Webb. and their staff. The whole process was transparent, seamless and we were being fully briefed as to the. progress. Thanks to Mark we were kept aware as to what was happening with the listing, with the ROFR bu Disney, and with the closing process completed, all in a short months' time. We couldn't have asked for a better group than DVC Sales for the sale. they were honest . amd truly caring on our behalf. Mitzi and Lee Tucholski

Just sold some of my points and Mark and Lori were wonderful. I’m very, very happy with the experience. I got an excellent price and now someone else gets to enjoy just a bit more of DVC. The website is great to work with too. I will always use DVC Sales and encourage you to do the same.

Foreign sellers, beware; they will not provide correct information to you about what you can expect when selling. They also, at the end of the process, hit you with fees you did not expect, and you are too late to do anything about it.

I could not imagine being happier with my experience using DVC Sales to sell our Old Key West membership. We enjoyed so many years of Disney vacations. While on your website I started a chat that turned into a call with Lori. She took the time to explain how the website works. Within a few minutes I had created my account and listed my membership for sale. Within 3-4 weeks we received an offer and sold our membership. Thankyou Lori and DVC Sales!

Mark, today we have just received the last check for our 4th contract you sold for us. Our experience was outstanding you deserve the acknowledgement for your service. You remind me of the way customers were treated years ago. Everybody we spoke with or chatted online was friendly and helpful. Although the process took a few months, it was worth the wait. We hope the families who purchased on contracts have as much enjoyment as we have had. If anyone is looking to buy or sell a DVC membership you can use our name. Thank you again!
